I'm looking to buy professional looking site templates. I love coding but design is not my forte. I also am working on a site for my company and I'd like for my users to be able to log in and edit the content instead of me doing it for them (CMS?). Templates that work in php and asp.net are preferred.

Anyone have a best kept secret where to get these?

I would recommend iThemes for some nice looking WordPress themes. TemplateMonster also has some good ones.

I buy my templates and themes from ThemeForest.net. They have a very rare collection of themes addressing variety of needs at a very affordable prices in the range of 5 USD to 40 USD. Believe me, free templates websites have never worked for me since I have always wanted something very serious that suits my needs. I have bought a wordpress theme for my blog,you can check it out yourself how it looks on my blog. I decided on this after a careful study of more than 20 different paid-theme websites and I ended up with this one on themeforest.net. I bought few admin templates for my freelance projects and they have just worked great for me. They give you a personal bookmarking tool which is a personal catalog of themes that you like. You can bookmark themes and templates for later use.
